Fraser Malcolm's beautiful, newly-built holiday home in Aviemore offers the perfect accommodation for a family looking to enjoy the majestic scenery of the Scottish Highlands.

Situated in a quiet cul-de-sac, it's contemporary modern design and superb location offers exceptional self-catering accommodation for up to five people.

Fraser saw his investment as a great place for his own family holidays which would also attract tourists looking for a somewhere to stay in the Cairgorms National Park.

By marketing and letting 22 Alt Mor as 'self-catering holiday accommodation' he hoped to get a significant return on his investment.

"I knew I needed a good website to help market Alt Mor to potential visitors, allowing people to see the property and read more about the local attractions," said Fraser.

"I saw on the internet that there were quite a few sites which allowed you to upload details and pictures of your property onto a directory but they were asking for huge commissions on any bookings - sometimes as much as 30%!"

Fraser decided he wanted his own website to showcase his holiday home but while getting a good web designer to create a great website was no problem, his search for booking system to integrate into his new site proved more difficult.

"I wanted my own website to look just the way I want it and be able to accept and process bookings. I found third party booking agents but that meant visitors leaving my website to go to another site which I thought would put quite a few people off. And again they also wanted a hefty commission. It was only when I made enquiries with Property Rental Software that I finally found what I was looking for."

After discussing his requirements, Fraser commissioned Invosoft to design a website for Alt Mor.

"When the new site first came up on my computer screen, I couldn't believe my eyes. It was fantastic," he says.

"It portrayed the property and the Aviemore area in just the right light. It was spot on."

Further discussion then took place regarding the type of holiday lets Fraser wanted to attract. Aviemore is great for family holidays but also long weekend breaks for adventurous, outward-bound tourists.

He was also liked the idea of the software's 'sell on' feature which could offer value-added services like passses to the local health spa or cycle hire.

"I was given a tour of the software and I liked the way it just worked. The calendar booking feature made it very easy for ordinary people to check available dates and make a booking. A lot of people book a holiday well in advance and I like that fact that they can pay a deposit and then pay the rest later - just like a real life. They can also pay by credit card or PayPal. The 'sell on' feature is also really good and means I can offer my guests something extra."

He adds: "I was initially worried that the system might be a bit complicated to administer but its real easy. In fact, it virtually does everything for you with live updates and automatic confirmation emails. It absolutely brilliant knowing that my website is doing all work!"

After just a couple of weeks live on the web, Fraser got some excellent results.

"Within the first two weeks I'd got six bookings," he says "Within two months I was almost fully booked. The response was fantastic and the best thing is I don't have to pay any commission on any bookings. The full amount goes straight into my bank. The PRS guys were brilliant, always there to answer questions and offer advice. With the website and booking software up and running my holiday home letting business virtually runs itself."
